Terms and Conditions

1. MAKING YOUR BOOKING
To book your accommodation you will need to complete a booking form (this asks for all occupant names - and needs to be completed in full), we also need a deposit (this is nonrefundable) this will secure your booking. The lead name on the booking form will be responsible for the full cost of the rental including any amendment or cancellation charges.

2. PAYMENT
The deposit will be taken immediately and the balance will need to be payed 6 weeks before you travel.

3. CONFIRMATION
Our contract is made when we receive your deposit and booking form. Once these are received we will send you a confirmation invoice showing dates booked and full price of the booking.

4. CANCELLATION OF YOUR BOOKING
If you cancel your booking after confirmation has been forwarded to yourself, you will have to pay a charge. The closer your departure date the less likely we will be able to fill the space with another party. This resulting in the closer the booking the more the charge will be :-
CHARGES ARE AS FOLLOWS :-
Anytime after confirmation has been sent Loss of deposit
55 - 29 days before departure - 50% of total price (Less deposit already received)
28 - 22 days before departure - 60% of total price (Less deposit already received)
21 - 15 days before departure - 70% of total price (Less deposit already received)
14 - 4 days before departure - 80% of total price (Less deposit already received)
3 days or less - 100% of price (Less deposit already received)

5. ARRIVAL & DEPARTURE
The rental commences at 4pm on the first day of arrival and ceases at lOam on the morning of departure.

6. OCCUPANCY
Florida state law prohibits sub-letting, sharing and assigning. Therefore only the persons listed on the booking confirmation form are allowed to stay in the house, any persons not shown on the form may be asked to leave if found in the house by our Management company.

7. UTILITIES
All rentals include electricity and water charges.

8. INSURANCE
Rentors are advised to take out adequate holiday insurance to cover all eventualities such as cancellation, accident, sickness and damage.

9. LIABILITY
The Owner/Management company do not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused as a result of the use of the house including pool or spa. It is the responsibility of an adult member of the party to ensure that children are always properly supervised when using the pool, spa and surrounding area.

10. COMPLAINTS OR DISSATISIFACTION
In the unlikely event of a complaint during your stay please contact the Management company.

11. FORCE MAJEURE
Neither the Owner or Management company can be held responsible or be liable in respect of loss, damage or changes caused by Force Majure (eg. Strikes, floods, weather condition, closure of Airport or other events beyond our control).

12. NO SMOKING POLICY
Please note this property has a STRICT No Smoking Policy.

13. PETS
Strictly No Pets allowed in this property.

14. AIR CONDITIONING
If the air-conditioning is left running whilst the windows or doors are left open for any length of time this will result in the unit working overtime and possibly freezing. This would cause the unit to quit. If this happens, the guest will be charged for the repair.

15. BUGS/ANTS
Florida is notorious for bugs. This property is sprayed on a regular basis, however, if food is left out on the counter top or on the pool deck this will attract Bugs/Ants. If you do experience problems please contact the Management Company, they will come out to deal with it.

16. RULES OF THE HOUSE
On departure please remove linen from the beds and place in the washing machine (If you have time when cycle has finished please put in the dryer).
Please ensure the towels you have used are washed before you leave.
Please remove all food stuffs and place in bin.
Empty bins into dustbins and place out ready for collection.
Please ensure the dustbins are put out for collection the night before.
Please do not move any of the furniture.
Do not park on the grass.
If the home is left in an excessively dirty state and the above procedures are not followed, we have no choice but to charge an extra $250.00 for a spring clean.
